the Playa Flamenca area at present there are lots of
resales available so you can very choosy when making a
shortlist of the ones to view. Townhouses in this area
have never been seen as a sound investment. Though you
would not normally lose money on a sale the market is
quite static so the valuation of your townhouse may stay
the same for a period.
It is always difficult to sell properties like these if
there are many similar ones for sale. To make a sale you
may have to make the property more appealing to the
buyer and the only way you are going to do this is to
reduce the price a little.
One of the best selling points to a property is the
complex or urbanization where it locates. This is where
you can have the advantage over other sellers and
something to look for if you are a buyer. I would do
some serious homework into the different complexes
available and you are looking for quality and security.
Don’t buy a property just because the agent tells you it
is a good complex to buy on. Do your own research and
talk to the locals if needed. You have to look to the
future when buying a property so you have many options
under different circumstances. You may not buy a
property with a view to renting but the situation may
change in the future. You should never buy a property
that is unappealing to the rental market.
Spanish property prices suffer cool winter
Property prices in Spain are suffering a cool winter but Brits looking for holiday homes are still flocking to the Iberian Peninsula. New figures from overseas property seller Kyero report that asking prices in Spain have fallen this month from 249,000 (167,000) to 245,000 (164,000).However, further investigation of the data reveals that the national average is heavily skewed by Barcelona, where homes on the property selling website are advertised at an average of 608,000, some 148 per cent above the mean for the country as a whole. As 20 out of the 29 regions included in the survey were below the national average, it can be concluded that property price inflation in the country essentially depends on the region, as many are very much dependent on the fluctuations of the tourist market. Other reasons for a depressed property market could lie in the flurry of homes built in tourist areas over the last few months, leading to oversupply, and the recent spate of housing scandals involving local authorities.
